The Complete Apartment Rental Process in Japan: From Viewing to Keys

Renting in Japan becomes much easier when you know the order of events. The process is usually structured, and several steps happen before you receive the keys. Here is the full flow in plain English.

Step 1: Search and shortlist
Start with your monthly budget, preferred areas, commuting needs, move-in date, and non-negotiable requirements such as pets, parking, size, or elevator access.
Availability changes quickly, so it is often better to shortlist realistic options rather than spend too long comparing properties that may already be taken.
Step 2: View and apply
View the property in person or by video when possible
Confirm the total monthly cost
Check the initial move-in estimate
Submit the rental application
Provide identity, residence, employment, and contact information
Step 3: Screening, contract, and payment
The management company and guarantor company review the application. If approved, you receive the contract package and final move-in cost statement.
After the contract is signed and the required funds are paid, the keys are handed over on or just before the agreed move-in date.
